To assist low-income families, 2,391 affordable housing units are planned to be constructed by the Sarawak government under the Housing Development Corporation&rsquo;s (HDC) Rumah Spektra Permata initiative.
&ldquo;The state government is committed to providing affordable homes for the lower-income group (B40) and the middle-income group (M40) through the village expansion scheme (SPK) as well as the Affordable Housing Scheme (RMM) that has been implemented in Darul Hans (Kuching), Kampung Kapit Batu (Kapit) and Kampung Datu Baru (Sibu),&rdquo; revealed Sarawak Deputy Public Health and Housing Minister Michael Tiang at the Sarawak Housing and Real Estate Developers Association (Sheda) Sibu roadshow.

<h2>The Housing Development Corporation&rsquo;s (HDC) Rumah Spektra Permata initiative&nbsp;</h2>
For the 12th Malaysia Plan (2021-2025) in the programme, the units will cost between RM 90,000 and RM 160,000. It will be offered to people who are married or single parents with the monthly income between RM 1500- RM 6000. The qualified applicants should be aged between 18 years old and 65 years old as well as do not own any house.&nbsp;

<h2>Other Assistance Offered To Support The Low Income Group&nbsp;</h2>
Last year, HDC introduced the Sarawak Housing Rental Assistance Scheme (SRAS), becoming the first and only initiative helping low-income people with their rental payments.
It provides financial aid of RM 200 per month for 36 months, which is open to residents in Kuching, Sibu, Bintulu and Miri.&nbsp;
Those who are eligible to apply for the scheme should be Sarawakians aged 21 years old and above as well as having a household monthly income not over the amount of RM 2131. The applicants also must have a child living with them under their care. 
Moreover, persons with disabilities will be prioritised among the applicants.&nbsp;
Another initiative to help people to cope with high house&rsquo;s prices is the Housing Deposit Assistance Scheme (HDAS). According to Tiang, the government will collaborate with Mutiara Mortgage &amp; Credit Sdn Bhd, a subsidiary of HDC, to provide loans with a maximum of RM 10,000 or 10% of the house value to purchasers.
&ldquo;Earlier this year, the Sarawak government launched the Housing Deposit Assistance Scheme (HDAS) involving a RM10mil allocation to help low-income and middle-income earners, especially youths, to own a house,&rdquo; said Tiang.
&ldquo;Forking out the deposit or down payment is the hardest threshold to cross for youths or a young family who wish to have their own home.
&ldquo;This initiative also benefits stakeholders such as the housing developers and hardware suppliers,&rdquo; he said.

<h2>High Cost Of House Prices In Malaysia?</h2>
According to <a href="https://www.globalpropertyguide.com/Asia/Malaysia/square-meter-prices">Global Property Guide</a>, the average per square metre (sq. m.) for houses in Malaysia compared to other Asian countries costs USD $ 3,441 (RM 16,258.72), which is ranked higher than Cambodia, Indonesia, and Vietnam while lower than China, Hong Kong and Singapore with house prices over USD $ 10,000 (RM 47,250).
In Singapore, co-living has become a trend to deal with the rising cost of houses.

While Malaysia doesn&rsquo;t have the problem of high house prices as severe as Singapore, it still deserves our attention, for it affects the low-income group the most. After all, we don&rsquo;t want to see the situation of homelessness happens to people.

Sometimes we have to be thankful for the invention of Artificial Intelligence (AI). It&rsquo;s one of the best things that have been introduced in recent times but it&rsquo;s also arguably one of the worse too as it could potentially make people jobless.
For those who&rsquo;ve been sitting under a rock or perhaps isolating themselves from the world in a cave, there&rsquo;s an AI tool called ChatGPT. It&rsquo;s an AI Language model that was developed by OpenAI.
The chatbot is capable of generating human-like text based on the input it is given as it is trained on a large corpus of text data and can generate responses to questions, summarize long texts, write stories and much more. It is often used in conversational AI apps as a way to simulate a human-like conversation with users.

So, what can ChatGPT do? The real question is what can it not do but it&rsquo;s hands down the most popular and best-working bot out there. It can:

<li>Write code</li>

And the list continues on and on. But lately, the chatbot has been gaining popularity online, especially on TikTok. If you search #ChatGPT, the tag shows that it has over 1 billion views on the app. It&rsquo;s also been increasingly gaining popularity among students as they have been utilising the writing essays feature to cheat on their assignments.
OpenAI Introduces Tool To Distinguish Text By Human &amp; AI

The new free tool released called Classifier recently can now distinguish if a text is written by a human or by AI. Although useful, it does warn the users that it&rsquo;s &ldquo;not fully reliable&rdquo; and &ldquo;should not be used a primary decision-making tool&rdquo;.
Classifier allows you to paste the text into a box and once you click a button, it will tell you whether the text was unclear if it is, possibly, unlikely, very unlikely or likely AI-Generated. OpenAI says that the in a test conducted, Classifier had identified 26% of AI-written text as &ldquo;likely AI-written&rdquo;.
They trained it by using &ldquo;pairs of human-written text and AI-written text on the same topic.&rdquo; But despite how good AI can be, there are some limitations;
<ul>
<li>Requires a minimum of 1,000 characters (150-250 words).</li>
<li>Classifier isn&rsquo;t always accurate.</li>
<li>AI-generated text can be edited easily to evade detection.</li>
<li>Classifier will likely get texts by children and texts that are not written in English wrong.</li>
</ul>
How Does It Fare Against Articles Online?
Upon testing the feature, there are some surprising results. If you all remember the company Buzzfeed which has pretty much gone down the rabbit hole due to many of their loved staff and stars leaving, the company has resorted to writing some articles in AI.
This <a href="https://www.buzzfeednews.com/article/katienotopoulos/cnet-articles-written-by-ai-chatgpt-article">article </a>states that it was written fully in ChatGPT and later reviewed by a human editor. Classifier stated that it was unclear if it was written in AI. Meanwhile, for some <a href="https://www.cnet.com/personal-finance/banking/overdraft-fees-vs-nonsufficient-funds-fees-whats-the-difference/">articles</a> written by CNET Money, the results of it returned as &ldquo;unclear&rdquo; and many others got &ldquo;unlikely&rdquo;.

So far, OpenAI is not the first to come up with a tool to detect AI-generated text. A student name Edward Tian coded a site called GPTZero which can detect AI plagiarism shortly after ChatGPT was released.
The demand for an AI plagiarism detector is at an all-time high now and it&rsquo;s likely that in the not-so-near future, we&rsquo;ll be seeing many people and even companies turning towards this tool. As of now, companies such as Turnitin are now actively working on detection tools that can assist lecturers to identify assignments which were written with the assistance of the ChatGPT.

Creator Of ChatGPT Releases An AI Text Detector Tool

A Singaporean man is suing his former female friend for RM9.7 million, saying that rejection has left him emotional damage. K. Kawshigan, the man, is the CEO of the drone racing business D1 Racing, and he first met Nora Tan, which is the woman he sue, at a social gathering in 2016. Before September 2020, when they started to have different expectations for their relationship, they were good friends.

Court records state that Kawshigan thought Tan was his "closest friend" even though she merely saw him as a "friend." Tan claimed she was "taking a step back in the relationship" when she cut down on her interactions with Kawshigan, which infuriated him.&nbsp;
The problem got worse when Tan told Kawshigan to be "self-reliant," which prompted him to send her a "letter of demand" demanding "monetary damages." Kawshigan was given the benefit of the doubt by Tan, who claimed that her "discomfort was genuine," but he persisted in his insistence that she cooperate or "suffer irrevocable consequences."

He texted back as a form to guilt trip Tan, "And psychologically, till the day I die, you are the source of my trauma."
Two weeks later, Tan consented to meet with a counsellor Kawshigan hired in the hopes that he would respect her choice. But after a year and a half, she stopped going to the sessions since she saw no improvement in him despite his continued invitations to meet up in person.

On May 14, 2022, Tan cut off all contact with him due to his "inability to respect personal boundaries" and "inability to deal with his outrageous requests."
Kawshigan filed an RM9.7 million lawsuit against Tan on July 7, 2022, alleging that she "hurt his brilliant reputation" with "defamatory words." On August 27, 2022, he also filed a second lawsuit for RM17,000 for allegedly "breaching their commitment to mend the relationship."
Tan's comments, according to Kawshigan, cost him business chances and possible investments. He said that the money would pay for the depression and suffering her actions brought on, which required "additional psychological assistance."
Tan further asserted that during the same month, Kawshigan and an unidentified woman were outside of both her home and place of business and would not leave.
Lewis Tan, Deputy Registrar of the State Court, spoke out against the lawsuit, accusing Kawshigan of using the legal system to "oppress" Tan for his own personal advantage. Lewis assured Tan that Kawshigan would not abuse the legal system to harass her after she finally chose to stand up for herself after obediently complying with his requests for a year.
Currently, Tan is suing Kawshigan for RM4,183 in security costs for her residence. She also requested that the latter lawsuit be dismissed, which was granted because Mr. Kawshigan's claims were "manifestly baseless and without foundation."
The Singapore High Court has scheduled a pre-trial hearing for the $3 million (RM9,751,983.86) claim for Thursday, February 9.

Singaporean Man Sue His Close Friend RM9.7 Million For Friendzoning Him

In this day and age, everyone is hooked to their mobile devices or even computers as everything we need or want is just at the palm of our hands or even at the touch of our fingertips.
Gone were the day days when we used to sit in front of the TV and watch movies with a DVD player. Everything is now available online and that&rsquo;s thanks to streaming services such as Netflix.

But over the years, the streaming platform has been losing money thanks to the issue of users sharing their passwords with others. In March 2022, Netflix announced that they will be charging extra to users who share their accounts.

Netflix Accidentally Leaks Guidelines
As the company begins cracking down on the password-sharing issue, it looks like they had accidentally launched a set of guidelines to its global users.
The guideline is currently being trailed in Chili, Costa Rica and Peru and the guideline was posted up on the company&rsquo;s help centre pages including the one in the US on Wednesday (1 Feb). Since the mishap, the guide has been taken down.
The Intellectual Property Office states that sharing passwords on video streaming platforms is considered a breach of copyright law, therefore, making it illegal. Companies have the option to take action to court but so far, none have resorted to doing so.

For those who don&rsquo;t know, a single Netflix account can host up to five individual profiles and everyone can enjoy a customized algorithm which is based on recommendations and viewing history. It was designed for members of a single household to enjoy content without needing to pay a monthly fee.
Although the terms and conditions state that the service must be used within the same household, many users have taken it out of their homes and broken the term.
Netflix&rsquo;s Solution To The Issue
In the new rules stated by Netflix, people using someone else&rsquo;s Netflix account will need to create their own login and pay for their own accounts as soon as march 2023. Alternatively, they can also sign up to &lsquo;paid sharing&rsquo; which cost them a couple more dollars.

In countries such as South America, Netflix users who opt for paid sharing roughly pay about RM10 &ndash; RM15 per profile on top of the monthly subscription which ranges from RM17- RM55 a month. All in all, it just means that Netflix will be monetizing password sharing rather than stopping it.
If users are caught sharing passwords when there is an unusual IP address change as well as the device's IDs location change, Netflix will simply send warning emails and messages on the screen till the user activates the paid sharing system.

To make more profit from the amount of money that they have lost, Netflix has introduced &lsquo;Basic with Ads&rsquo; where an ad will play before and while viewing the content. Ads will average between 15-30 seconds in length and there could be up to 4-5 adverts per hour.
In our opinion, this won&rsquo;t stop people from sharing passwords but there&rsquo;s a chance that others might think of smarter ways to outsmart their system. But of course, that would probably take some time.

Khai became famous after one of his customers recorded a video of Khai delivering their food from the restaurant to the hotel they are staying at, which was located around 6-7 kilometers away.&nbsp;
After getting notified by the netizens, Edy made the initiative to find Khai and tried to reach him. After a week of searching, he finally managed to get in contact with Khai.
Edy finally meets Khai and had a talk with him before he gives the bike as a surprise. Edy stated in his TikTok video that Khai uses Foodpanda service as his main livelihood. He always spares some money to send to his family in Semporna while he lives in an RM380 rental room in Kota Kinabalu.
The whole scene was so wholesome! After Khai saw the bike, he burst into tears and thanked Edy a lot because of the bike he gave him. However, Edy asked Khai if he had a driver's license before they even met because he wanted to give him a motorbike as a gift.&nbsp;

Recently, there had been sightings of &lsquo;begpackers&rsquo; sitting on the streets of Bukit Bintang as they held up a sign asking for money to get food and a return flight ticket in Malay.
Twitter user Mischa Selamat (@Michellelanious) posted the video of a couple who sat in front of Public Bank next door to the Grand Millennium Hotel Bukit Bintang. But instead of helping them out, the Twitter user questioned the public opinion of whether it should be reported to the DBKL or Immigration.
At the time of writing this, the tweet had gained over 1.5K Retweets and over 1.7K likes on the social media platform. Many Malaysians had shared their thoughts about the begpackers and many of them expressed hate towards them.

Netizens say that they are trying to take advantage of our kindness as the money they get from the public is likely for them to fund their tickets to travel. Unlike our very own local baggers, all they are only asking for money to purchase themselves a meal.

According to theMalaysian Law, begging in public spaces is considered a crime. According to Section 27(C) of the Minor Offences Act 1955, anyone found begging in a public place when he or she is capable of earning a living can be fined up to RM100 or imprisoned.

Crypto can be pretty complicated especially when it comes to someone who&rsquo;s trying it out for the first time. Most of the time we question ourselves looking at the charts saying &ldquo;ok, what do I do now?&rdquo;

But for many of those who do follow crypto, you&rsquo;ll know that there are companies out there that assist in exchanging cryptocurrencies around the world. Unfortunately, it looks like one of the major cryptocurrency exchange companies, Binance, has just endured a momentous drop in assets over the past two months.

Binance was founded by Changpeng Zhao or more commonly known as &ldquo;CZ&rdquo;. Over the years, the company has grown rapidly and has solidified itself as the world&rsquo;s largest cryptocurrency exchange by trading volume as of July 2022.
Unfortunately, it looks like dark days are to come for Binance as they have lost a total of 15% of its assets which is equivalent to around $12 Billion since November 2022. Despite CZ's repeated attempts of telling the public that the situation has stabilised, outflows have continued to pile up.

Aside from the massive outflows, Forbes reported that the discrepancy between reports of Binance&rsquo;s holdings is troubling. According to analysts at Forbes, they assume that there are signs of foul play within the exchange with gaps of several billion dollars showing in Binance&rsquo;s wallets.
Forbes also reported that other crypto exchanges such as MaskEX were one of the few companies that experienced bigger losses during the past 30 days versus the 23 other rival companies Binance has.
What&rsquo;s Happening In The Market?
The current discrepancy is due to users having trust issues in regard to how Binance had positioned itself in the market.

In early December, Binance&rsquo;s data showed a loss of $3 Billion worth of assets in a week. A total of 4% of its total asset balance was withdrawn and it sent the market into a frenzy. Fast forwarding to today, Forbes reported that the exchange has lost up to 15% of its assets and that BNB, its native token, has halved in value.
It was noted that the MATIC, APE and GALA balances on the exchange had dropped by 40-50% and that the number of BUSD stablecoins that were sitting on the exchange had also decreased by 40%.&nbsp;
CoinMarketCap states that Binance&rsquo;s assets are equivalent to 31% of their total assets which had sat in BNB since 4 Jan 2023. Forbes believes that the 58 million BNB tokens that Binance claims to have is a &ldquo;questionable&rdquo; number in comparison to their <a href="https://www.binance.com/en/blog/community/our-commitment-to-transparency-2895840147147652626">transparency report </a>that was released in November 2022.&nbsp;
Forbes&rsquo; own analysis who used the Etherscan tool states that there are only 16 Million BNB tokens publicly available on the exchange which is significantly less than Nansen, DefiLlama and Arkham which claimed that 22-40 million tokens are currently available on the exchange.
If this keeps up, Binance could face devastating consequences for both digital assets and the participants in the market. The exchange could also face more scrutiny following the collapse of FTX.
Speaking Of FTX, What Had Happened To Them?

FTX is another trading platform which was founded in 2018 by Sam Bankman-Fried. The company had their own native token called the FTX Token (FTT).
On 6 November, Binance announced that they were selling all their FTT tokens which were valued at $529 million with CZ stating that the decision to liquidate the exchange was based on risk management following the collapse of the Terra (LUNA). On the following day, FTX experienced a liquidity crisis but customers demanded withdrawals worth $6 billion following a report by CoinDesk. As Bankman-Fried tried to search for additional money, by the time he turned to Binance for assistance, the value of FTT had fallen more than 80% in two days.
Binance was supposed to help bail out FTX but had cancelled due to concerns about the mishandling of customer funds and other issues. All of FTX&rsquo;s assets were then frozen and Bankman-Fried issued an apology for the liquidity crisis that FTX was facing.

Unfortunately on 11 November 2022, FTX filed for <a href="https://www.uscourts.gov/services-forms/bankruptcy/bankruptcy-basics/chapter-11-bankruptcy-basics">Chapter 11 bankruptcy</a> protection after a surge of customer withdrawals had happened as the company did not have sufficient assets in reserve to meet their demands. They also allegedly said that they were a victim of &ldquo;unauthorised transactions&rdquo; and had moved their digital assets to cold storage.
Bankman-Fried was held in custody since 12 December 2022 and had pleaded not guilty to fraud and conspiracy charges in the US Justice Department&rsquo;s criminal case against him on 3 January 2023.&nbsp;
Take Away By Investors
With the steady pace of the sharp drop, it&rsquo;s clear that a growing number of Binance investors are now leaving or even reducing their exposure to the exchange. At the bottom line, Binance is getting close to a precipice where a soft run on the bank may intensify its own inertia.

One of the world's most famous or perhaps infamous icons in the world has just lost his title as the world's richest man to&nbsp;Bernard Arnault who is the owner of Louis Vuitton (LV).&nbsp;

Elon Musk has supposedly lost almost USD182 billion (~RM795 billion) since November 2021, according to a Guinness World Records press release, but some other reports claim that it could possibly go up to USD200 billion (~RM874 billion).
As of January 2023, Musk's net worth was USD138 billion (~RM603 billion), a considerable decrease from his USD320 billion (~RM1.3 trillion) net worth in 2021.

Due to share price changes, Arnault momentarily surpassed Musk last week before the Tesla CEO reclaimed the top spot. Since April 2022, Musk has sold approximately $20 billion (~RM 87,350 million) worth of Tesla stock to pay for his acquisition of Twitter.
Tesla's stock price has been under pressure in part because of the company's underwhelming quarterly results and worries about potential disruptions at one of its factories in Shanghai.
Investors are concerned that Musk may get preoccupied with his other endeavours, such as controlling Twitter and SpaceX. In addition, he frequently draws flak for some of the contentious tweets he sends to his 125.4 million followers.
With this being said, right now Musk is placed as the second richest man in the world and it looks like he may not get back his #1 spot any time soon.

A Facebook user going by the name Billy Cane published a message on his profile last Wednesday, December 14, and it has since gained a lot of attention from both Malaysians and Singaporeans.
Cane, a Malaysian who works as a food delivery rider in Singapore, had revealed his earnings after friends frequently ask him how much money he makes as a delivery rider. He shared it with everyone on Facebook. 
&ldquo; I made SGD856.32 (~RM2,810.50) during the course of two days. This amounts to SGD432.50 (~RM1,419.49) on average every day," he said.

Cane revealed that he received SGD580.31 (~RM1,904.61) for the 70 orders he finished on December 10 and 11, as well as SGD118 (~RM387.28) in bonuses for finishing 60 orders.

Challenges Of Being A Delivery Driver
Cane expresses that being a food delivery driver is a difficult job. It frequently involves carrying bulky bags of rice, and occasionally 10 to 20 bottles of 1.5-litre mineral water are also necessary, he wrote in the post. He related a time when the elevator systems broke and he had to climb more than 10 levels of an apartment building. He has also been known to walk between 300KM and 400KM a day, which caused his knees to hurt a lot.
When the weather turned dark, problems would worsen and he would be left completely drenching by the rain and it hampers his delivery service. He occasionally receives favors from staff members at the restaurants he pick up the food from, as well as from patrons when their calendar is overly full. This is why he stressed about why this job is not for everyone as there are certain aspects to the job which are not very pleasing. The sum of money that he earns is all out of hard work.&nbsp;

Of course, he did not expose the name of the said individual but the man in the video claims that those who are &lsquo;trade&rsquo; influencers don&rsquo;t actually achieve their wealth as its generally sponsored by someone who&rsquo;s dubbed as &ldquo;The Founder&rdquo;.
So, for all the things that you see as the big houses, luxurious houses and even the lavish lifestyle, it&rsquo;s all there for show. Even the flexible working hours are only mentioned to rope people into the trading business. These are the stages of people typically involved in the operation;
1) The Funder Someone who would typically have a lot of money in their account.
2) The Introducing Broker Individuals who solicits or accepts orders to buy or sell future contracts or even commodity options. Typically, they are those who have many followers and know how to market themselves out or a product.
The man in the video also explains that &ldquo;The Funder&rdquo; would never show his face and come up front and they are those who would rent out the houses and all the supercars driven by these people. Typically, they will have a quota to reach 500-1000 sign ups a week from the marketing done off Instagram and TikTok and if they don&rsquo;t reach their quota, they will pull back house, car and everything else and toss it to the next person.
It's easy to understand that in Forex, the more people/ fans who register under an influencers name, the more the income is generated for an individual. In the end of the video, the man had warned everyone to not fall for this scheme just cause others are living a luxurious lifestyle thanks to it.
Influencer Responds To Allegations
In a response to the video, 22-year-old influencer Aisar Khaled who is known for quite a number of controversies had stated that the mans allegations are not true.

He argued that &ldquo;The Founder&rdquo; and &ldquo;The Broker&rdquo; is essentially the same as the agent and product founder as the wealth that he (Aisar) shows is all he has due to his hard work. He also says that there&rsquo;s no such &ldquo;sponsorship&rdquo; as mentioned by the man in the previous video.
Due to this, netizens had been divided with their own opinions as they won&rsquo;t know which side of the story to properly trust. Others have voiced out their experience in the trading business where they too say that they no longer participate in it. However, they did share that some of these &ldquo;founders&rdquo; and &ldquo;brokers&rdquo; in fact do not have any ill intentions to them.
